High above Tegernsee You know us – we don’t tend to exaggerate, and unfounded enthusiasm is foreign to us. That’s why we write without blushing: This location is heavenly. No wonder the house looks like a star from above. The owners built it for their young family in 2004. Bright, straight-lined, timelessly modern, on a 2,255 m² plot and with 424 m² living space. The opportunity to build in this location was a stroke of luck. With this in mind and out of appreciation for such a privilege, the house blends respectfully into the landscape. No ostentation, no eccentricity anywhere. Privacy is the great asset of this place, peace and quiet its inestimable value. Thanks to the split-level design with two levels, the house offers lines of sight and views that all disappear into the outdoors and the greenery. It seems as if you are living directly in nature – with a roof over your head. Much of the space for being together is open to one another. Nevertheless, there are places to retreat to. The parents have the large bedroom with a panoramic view, as well as a spacious bathroom, and even there you can look out over nature from the bathtub. Two children's rooms with bathrooms have been set up for the next generation (if that is not enough, or if a teenager prefers to have more time on their own, then there is the granny flat). Living, dining, cooking and gallery are one. Ceilings reach up to six metres high, a base oven provides warmth in the house, the open fireplace in the living area creates a crackling ambience. There are utility rooms, a room for the home office and a pool in the house. What is usually in the basement finds its place here in the large storeroom above the double garage. It should not go unnoticed: the roof is covered with beautiful larch shingles, there is a gas condensing boiler and the granny flat has a separate entrance. The house is in excellent condition and in top shape. The view from the lovingly landscaped garden extends far into the valley to the Leonhardstein. The house nestles into the landscape, up in the south of Tegernsee. "Are there still houses that high up?" you will wonder. The river that gives the address its name flows by, gurgling quietly. You only get visitors here from guests you invite. Or from deer. They drop by without an invitation, and they're happy to do so. You can even get down to Rottach or Egern Bay quickly by bike.
